Income, Credit & Application Requirements
We follow Nevada landlord–tenant law and all applicable federal fair housing requirements. The standards below outline how income, credit, and supporting documentation are evaluated for rental qualification.
1. Income-to-Rent Ratio
Applicants must demonstrate verifiable gross monthly household income of at least
3× the monthly rent. Example: $2,000 rent requires $6,000 household income.
Landlords in Nevada are permitted to screen applicants based on income and financial capacity, including how income relates to rent obligations. (NRS Chapter 118A)
- 2.5× may be considered when an applicant has strong reserves or an approved guarantor.
- Household income may be combined for all adults applying together.
2. Accepted Forms of Income
We accept all lawful, verifiable sources of income, including employment, benefits, and other regular income streams. Applicants may be required to provide supporting documentation (pay stubs, benefit award letters, tax returns, etc.).
3. Income Verification Requirements
Applicants must provide documentation to verify income. Accepted documentation includes:
- Most recent 2–3 pay stubs
- Employer verification on company letterhead
- Bank statements showing consistent deposits
- Offer letters stating salary and start date
- Tax returns and P&Ls for self-employed applicants
- Benefit award letters and deposit statements
Nevada statute requires landlords to provide applicants with rental criteria before processing an application fee, and these standards must be disclosed. (NRS 118B.040)
4. Credit & Collections Policy
Applicants with significant unpaid collections, excluding medical debt, may be denied or may be required to provide a higher security deposit or an approved guarantor. This policy is applied uniformly to all applicants.
- Credit is evaluated based on payment history, debt load, and overall credit profile.
- Medical collections are not considered in the screening process.
- Credit reports used as part of screening are subject to the Fair Credit Reporting Act (FCRA). (NRS 598C – Consumer Reporting)
5. Co-Applicants & Guarantors
- Combined household income is counted for applicants signing the lease.
- Guarantors may be allowed and must show at least 4× the rent in verifiable income.
6. Application Fees
Application fees are charged only when:
- The unit is available to rent; and
- Your application is actively being processed (credit, background, and income verification).
Nevada law requires landlords to disclose rental criteria and provide a copy of the rental agreement or criteria before collecting application fees. (AB 121 (2025))
7. Fair Housing Compliance
We comply with all federal and Nevada fair housing laws. Applicants will not be discriminated against based on:
- Race or color
- National origin or ancestry
- Religion
- Sex, gender identity, or gender expression
- Disability
- Familial status (children, pregnancy, etc.)
These protections are part of Nevada’s fair housing law and enforced alongside federal protections. (NRS 118A (Fair Housing & Landlord-Tenant Law))
Note: “Source of income” (such as housing subsidies or vouchers) is not currently a protected class under state law in Douglas County. Policy on acceptance is set by property management and applied uniformly.
